How Long Does a Fire Door Last?

May 29th, 2026

Last updated: May 15th, 2026

Fire doors are building safety features that often go unnoticed until they are needed. Day to day, they look much like ordinary doors. But they perform a very different job. In the event of a fire, they are designed to slow the spread of flames and smoke. This helps to protect escape routes and buy valuable time for evacuation.

As part of a wider fire stopping strategy, fire doors play an important role in commercial buildings and other environments. Like any safety feature though, they do not last forever.

So, how long should a fire door last, and when should it be replaced?

What Is a Fire Door?

A fire door is a specially constructed door that has been tested to resist fire and smoke for a set period of time. Unlike standard doors, fire doors are built using specific materials and components designed to withstand high temperatures.

A complete fire door system includes more than just the door itself. It also relies on:

  • Fire-resistant frames
  • Intumescent strips that expand in heat
  • Smoke seals
  • Hinges and certified hardware
  • Self-closing mechanisms

All of these parts work together. If one element fails or becomes damaged, the performance of the whole system can be affected.

Fire doors form part of a building’s fire stopping measures. Fire stopping refers to systems designed to contain fire and smoke and prevent them spreading rapidly through a building.

Without these barriers, fires can travel through corridors and escape routes much faster, reducing evacuation time and increasing risk.

How Long Does a Fire Door Usually Last?

There is no single lifespan that applies to every fire door. In many cases, a properly installed and maintained fire door can last 20 years or more.

The real answer depends on several factors:

  • How heavily the door is used
  • The environment it sits in
  • The quality of installation
  • Whether it receives regular inspections
  • Damage or wear over time

A fire door in a quiet office corridor may experience little daily use. A door in a hospital or apartment block might open and close hundreds of times every day.

Wear affects hinges, seals, closers and door alignment. Small issues can gradually reduce performance if left unaddressed.

Signs a Fire Door May Need Attention

Fire doors do not always fail dramatically. Often, small warning signs appear first.

Common examples include:

  • Gaps around the edge of the door
  • Damaged seals or strips
  • Doors that fail to close properly
  • Visible damage or warping
  • Loose hinges or hardware

Even something as simple as a door being wedged open regularly can reduce its effectiveness and create a safety issue.

Regular inspections help identify these problems early before they become more serious.

Fire Door Ratings and Fire Spread: They Are Not the Same Thing

One point that often causes confusion is the difference between a fire door rating and how long a fire actually takes to spread.

Fire doors are given ratings such as:

FD30 – tested to resist fire for around 30 minutes
FD60 – tested for around 60 minutes
FD90 – tested for around 90 minutes

These ratings are based on controlled testing conditions.

That does not mean a fire will always behave in the same way inside a real building. Fire spread varies depending on:

  • Building layout
  • Ventilation and airflow
  • Materials inside the property
  • Open doors or damaged barriers
  • The source and size of the fire

In real situations, fire can spread faster or slower than expected. The rating simply shows how long the door has been designed and tested to resist fire under specific conditions.
Fire Doors Are Part of a Bigger Safety Picture
Fire doors work best as part of a wider fire safety strategy. They are important, but they are only one piece of the puzzle.

Buildings should also have:

Fire doors are built to last, but they are not a fit-and-forget safety feature. Regular inspections and maintenance make a huge difference to long-term performance.
