Commercial Roof Repair

A commercial roof gets ignored until water reaches a ceiling tile, and by then the damage is rarely just the roof. Stock, equipment and trading hours all sit underneath it.

Robinsons Facilities Services coordinates commercial and industrial roof repair across Yorkshire and the Humber, using vetted specialist roofing contractors. We arrange access, manage the safety documentation, and give you one quote and one point of contact rather than chasing a roofer yourself.

  • Small repairs: from £180+VAT per visit
  • Annual roof inspections: from £385+VAT a year
  • Quotes for larger works and refurbishment

Commercial roof repair covers leak investigation and rectification, storm damage, flashing and membrane repairs, rooflight and gutter faults, and industrial cladding on flat, pitched and profiled roofs. All roof work is subject to the Work at Height Regulations 2005, which require fragile surfaces to be identified before anyone goes up.

Why roof work is not just another repair

Falls from height killed 31 workers in Great Britain in 2025/26 (HSE), around a quarter of all worker deaths, and falls through fragile roofs make up a significant share of those. Regulation 9 of the Work at Height Regulations 2005 deals specifically with fragile surfaces, and the HSE position is that every roof should be treated as fragile until a competent person has established otherwise.

That matters to you and not only to the contractor. Rooflights, fibre cement and asbestos cement sheets, corroded profiled metal, and rotten timber decking all look solid from a ladder and none of them will hold a person. As the party who controls the building, you are expected to pass on what you know about the roof before work starts, and a contractor who does not ask is a warning sign rather than a bargain.

Asbestos cement sheeting is still on a large number of industrial roofs built before the 1999 UK ban. Where it is suspected and not already recorded, work stops until an asbestos survey establishes what is there.

Roofs and faults we cover

The roof type dictates the repair method, the access equipment and usually the cost.

  • Flat roofs: felt and built-up bitumen, single-ply membrane, EPDM rubber, GRP fibreglass and liquid systems.
  • Pitched roofs: tile, slate and profiled metal, including ridge, verge and valley work.
  • Industrial roofs and cladding: profiled sheet, box profile, composite panel and corroded sheet replacement.
  • Rooflights and skylights: cracked, crazed or leaking units, and replacement of non-rated panels.
  • Flashings, upstands and detailing: the joints around parapets, plant, vents and abutments, where most leaks actually start.
  • Rainwater goods: gutters, outlets, hoppers and downpipes, alongside commercial gutter cleaning where blockage is the cause rather than damage.

If you want the detail on how the roof types differ before you call, our guide to commercial roof types covers it, and there is a separate piece on the early signs that a commercial roof needs repair.

Leak investigation

Water rarely enters where it appears. It tracks along decking, purlins and service runs before it drops through a ceiling, so the wet patch in the office is often nowhere near the defect. Chasing the stain is how businesses end up paying for repairs that do not hold.

Investigation comes first: inspecting the roof surface and details, tracing the likely path back from the ingress point, and where necessary flood testing or checking under the covering. You get a written finding with photographs and a quote for the fix, not a guess and an invoice.

If you’re not sure what you are looking at yet, our guide to the signs of a roof leak is a starting point.

Repair, refurbishment or replacement?

The useful question is not whether a leak can be repaired, but whether the roof has enough life left to justify it, and that depends mostly on the covering. Our guide to how long commercial roofs last sets out typical service life by roof type.

Where a roof is sound, we repair it. Where it’s failing across multiple areas, we’ll say so and quote refurbishment options, which may include overlay or recovering rather than a full strip and replace. Larger schemes are itemised through quoted works with a fixed price before anything starts.

Planned roof inspections

Most roof failures give warning. Blocked outlets, lifted flashings, ponding water, split laps and corroding fixings are all visible months before they become an ingress, and all cheap to deal with at that stage.

A scheduled inspection produces a condition report with photographs, a defect list by priority, and a record you can put in front of your insurer. Commercial property policies commonly carry a condition requiring the building to be kept in good repair, and a water damage claim is a great deal harder to argue when there’s no evidence the roof was ever looked at.

Pricing

Roofing is priced by visit for small repairs and by quotation for anything larger, because a lifted flashing and a 600 square metre recover are not the same job. Access requirements make a real difference: work that needs scaffolding or a mobile platform is quoted rather than charged at the visit rate.

Small repairs: from £180+VAT per visit

Lifted or slipped tiles, sealant and flashing repairs, small membrane patches, blocked outlets and similar work that can be completed in a single attendance with ladder or tower access.

Larger works and refurbishment: detailed quote provided

Recovering, overlay, cladding replacement, structural repairs and rooflight schemes, itemised and fixed before work begins. Reactive attendance during business hours is available through on-demand repairs where you need someone out without a contract in place.

How we support you

We coordinate vetted specialist roofing contractors, check their competence and insurance, arrange access and permits, and hold the paperwork. For multi-site clients that means one supplier managing roofs alongside every other building service, rather than a separate roofer for each property. Our roofing partner network extends beyond Yorkshire, which matters if your portfolio does too.

Robinsons Facilities Services is SafeContractor approved, holds UKAS-certified ISO 9001, is CHAS accredited and Constructionline Silver registered. On roof work in particular, that vetting is the difference between a contractor who surveys before going up and one who does not.

Contract customers also have access to our 24/7/365 out-of-hours call-out facility for issues affecting safety or building operation. This is a separate service, available to PPM contract customers only.

Commercial Roof Repair FAQs

Small repairs that can be completed in a single visit start from £180+VAT, and annual roof inspections from £385+VAT a year. Larger works, refurbishment and anything needing scaffolding or a mobile platform are quoted individually. Roof type, access and the extent of the damage drive the cost far more than the size of the building does. Send us an enquiry or call us on 01423 226578 for a fixed price before any work starts.

It depends on how much life the roof has left. Isolated damage on a structurally sound roof is a repair. Leaks appearing in several places, widespread blistering or splitting, or a covering at the end of its service life usually points to refurbishment or recovering, because repeated patching on a failing roof costs more over five years than doing it once. We will tell you which you are looking at and quote both where it is a genuine choice.

Because water travels. It runs along decking, purlins, insulation and service routes before finding a gap in the ceiling, so the visible stain can be several metres from the actual defect. This is why investigation comes before repair, and why chasing the stain tends to produce repairs that do not hold.

On industrial buildings put up before the 1999 UK ban, frequently. Asbestos cement sheeting and gutter linings are common, and both are fragile as well as hazardous. Under the Control of Asbestos Regulations 2012 the duty to manage sits with whoever controls the premises. If asbestos is suspected and not already recorded, an asbestos survey comes before roof work, not after.

The contractor plans and carries out the work safely, but as the party in control of the building you are expected to share what you know about the roof, including any asbestos register, fragile surfaces and previous access arrangements. Under the Work at Height Regulations 2005 fragile surfaces must be identified before work starts. A contractor who does not ask for that information has not planned the job.

Not always. Small repairs with safe ladder or tower access do not need it. Scaffolding or a mobile elevating platform becomes necessary where the work covers a large area, sits near an unprotected edge, or involves fragile surfaces.

Twice a year is the usual working pattern, before and after winter, plus a check after any severe storm. There is no statutory inspection frequency for roofs, but insurers commonly require the building to be kept in good repair, and a documented inspection history is what supports that when a claim is made.

Usually not. Most commercial roof work happens above an occupied building with the areas beneath it managed rather than emptied. Where work sits directly over a production line, a kitchen or a public area, it is normally scheduled out of hours or in phases. We agree that before the quote is accepted rather than on the morning. Send us an enquiry or call us on 01423 226578 to talk through access and scheduling.

Yes, including profiled metal and composite panel roofs, corroded sheet replacement, rooflight replacement and industrial gutter repairs. Large-span warehouse and distribution roofs are one of the more common jobs, and also one where fragile surfaces and access planning matter most.
