HVAC Chiller Maintenance

Chiller systems play a pivotal role in keeping large commercial and industrial facilities cool. However, as one of the building’s largest energy consumers, regular HVAC chiller maintenance is necessary for efficient operation.

At Robinsons Facilities Services, our team of experienced HVAC technicians will keep your chiller system running at peak efficiency all year round. We offer professional chiller maintenance services and air conditioning services for businesses across Yorkshire and the North of England.

What Are Chillers?

Standard centralised air conditioning units often aren’t sufficient when cooling larger commercial and industrial premises. Instead, chillers are often required to do the job more efficiently

These spaces tend to generate heat from both internal and external sources, like people, equipment or the sun. Chillers extract heat from one area of a building and use a refrigerant to convert it to cool air. More on this below.

How Do Chillers Work?

Chillers operate on the vapour compression or absorption principle to move heat from an evaporator to a condenser using a refrigerant. Firstly, the evaporator absorbs heat, which it then transfers to water pumped around the building. The condenser uses a refrigerant to dissipate the heat into the atmosphere or a cooling tower.

Types of Chillers

The cooling process is completed by either an air-cooled or a water-cooled condenser for transferring heat.

Air-Cooled Chillers

These chillers operate similarly to a car radiator by blowing air across the refrigerant lines.

Water-Cooled Chillers

These systems transfer heat into water instead, needing a cooling tower to ultimately remove it.

Water-cooled condensers are generally more efficient and consistent for industrial and commercial applications. However, by not using water, air-cooled systems present fewer water treatment issues and therefore, require less maintenance.

Common Chiller Issues

The majority of chiller issues tend to arise during the warmer months. This is when the system is under greater pressure due to the temperature differential across it, known as an excessive system “lift”.

Lift refers to the difference between the hot water exiting the condenser and the cold water generated by the chiller. This puts extra pressure on the entire chiller system, leading to an increase in energy consumption by the compressor overworking.

This is why we always recommend chiller predictive maintenance.

Benefits of HVAC Chiller Maintenance

Regular chiller maintenance comes with a range of benefits, including

  • Greater energy efficiency: Routine maintenance keeps components like condenser tubes clear of buildup or obstructions, optimising heat transfer efficiency. Overall, a well-maintained chiller can achieve 10-15% higher efficiency.
  • Fewer breakdowns & repairs: Proactive inspection, testing and part replacement means fewer surprise equipment failures leading to costly downtime.
  • Extended lifespan: Consistent monitoring and preventative care help to keep chillers operating reliably for over 15 years.
  • Improved safety & compliance: Regular maintenance helps to avoid common hazards, demonstrating due diligence for health and safety compliance.

As with all HVAC systems, regular maintenance can save you money in the long run by giving you the best ROI on your equipment.

HVAC Chiller Maintenance FAQs

The chiller unit helps to transfer heat away from a space. They’re capable of cooling large facilities where standard A/C units would fall short.

Yes, chillers are one part of the HVAC system. For instance, a water-cooled chiller may have a complex cooling tower system and require regular maintenance to keep it running at full potential.

Chiller maintenance can help to increase the efficiency of a system, reduce the power required to run it and even save money on power. It can also reduce the chance of costly breakdowns.

It’s best to schedule regular maintenance for your chiller unit every 3 months or at least twice a year. This ensures your chiller is tuned and ready for peak loads.

With proper installation and ongoing quarterly maintenance, you can expect a lifespan of 15-20 years. Larger chillers with water-cooled condensers often last over 20 years.

Lack of maintenance leads to lower efficiency, higher energy bills, gradual damage over time, and ultimately catastrophic failure needing expensive repairs or a completely new system.

With a PPM contract, HVAC chiller maintenance can start from as little as £250 + VAT per year. Contact our team for a free quote for your business.
